Rental Agreement
This Rental Agreement is made between My Sister’s Sewing Sanctuary (“MSSS”) and you, the Group Coordinator/Guest (“Guest”) making the reservation, for use of the retreat property located in Parkville, Missouri. By submitting payment and confirming your reservation, you agree to the following terms and conditions:
1. Reservation, Rates, and Deposit
A deposit equal to $825 is required at the time of booking to confirm your reservation. The remaining balance is due thirty (30) days prior to arrival, unless otherwise stated in your confirmation email.
Minimum Stay Requirement: A minimum stay of two (2) nights applies to reservations with check-in between Sunday and Wednesday. A minimum stay of three (3) nights applies to reservations with check-in on Thursday, Friday and Saturday.
Rates and Availability Notice: MSSS is in its pre-opening phase. All rates, fees, discounts, and availability are based on construction timelines and operational planning.
Rates and availability are subject to adjustment prior to the final balance due date if construction timelines, accessibility features, or operational requirements change.
If any such adjustment becomes necessary:
Guests will be notified promptly, and
Guests may choose a full refund or reschedule without penalty.
Payments are processed electronically through our online booking platform.
2. Cancellations and Refunds
30 or more days before arrival: Full refund of all amounts paid.
Between 7 and 29 days before arrival: the initial reservation deposit of $825 is non-refundable. Any additional payments made beyond the reservation deposit may be refunded at the discretion of MSSS.
Fewer than 7 days before arrival: Non-refundable.
The full remaining balance becomes due thirty (30) days prior to arrival.
The Group Coordinator may transfer responsibility for the reservation to another member of the group at any time prior to arrival, provided MSSS is notified and updated contact and payment information is provided.
If MSSS must cancel or reschedule due to construction delays, safety issues, or other unforeseen circumstances, guests may choose a full refund or reschedule to another available date without penalty.
3. Check-In and Check-Out
Check-In: 2:00 PM
Check-Out: 11:00 AM
Early check-in or late check-out requests may be accommodated if no other reservations conflict.
Detailed arrival instructions will be emailed to the Group Coordinator one week prior to your retreat.
4. Accessibility
The entire main floor is wheelchair accessible, including one bedroom, one restroom, the craft studio, kitchen, and dining area. Guests with specific accessibility needs are encouraged to contact MSSS prior to booking.
5. Sleeping Arrangements
The retreat features five bedrooms with a total of twelve (12) single beds:
One room with four beds
Four rooms with two beds each (one of which is wheelchair accessible)
6. Studio and Workstations
The craft studio provides twelve (12) L-shaped workstations equipped with comfortable seating and task lighting.
Communal equipment includes:
Two ironing boards with steam irons and 12 small wool pressing pads
Two large cutting tables with rotary cutters, scissors, rulers, and templates
Large and portable design walls
Guests are encouraged to bring their own machines, tools, and favorite supplies. All communal equipment labeled as MSSS property must remain on site.
7. Kitchen and Dining
Guests have full access to a fully equipped kitchen and dining area for meal preparation. Local restaurant, catering, and take-out menus are provided.
Please clean all shared kitchen spaces and return items to their proper places before check-out. Load and run the dishwasher before you leave.
8. House Rules
To ensure a comfortable and enjoyable experience for all guests:
Pets: Not allowed
Smoking/Vaping: Not permitted indoors or on the upper deck. Designated smoking areas are located on the lower patio and in the parking area (receptacles provided)
Safety and Conduct: Guests choosing to consume alcohol do so at their own risk and are responsible for complying with all applicable laws. Alcohol may not be served to minors. MSSS reserves the right to terminate a stay without refund due to illegal activity, unsafe behavior, property damage, or excessive intoxication.
Quiet Hours: 10:00 PM – 8:00 AM
Respect the Property: Treat the home, furnishings, and equipment with care. Report damages promptly to MSSS staff. Guests are responsible for damages, missing items, or excessive cleaning required after departure.
9. Add-On Services
Optional add-on services—such as fabric cutting, embroidery, or design digitizing—may be offered for an additional fee. Add-ons are non-refundable once confirmed but may be transferred to another date if rescheduled.
10. Circumstances Beyond Our Control
MSSS is not responsible for interruptions, delays, or inconveniences caused by weather events, utility outages, internet outages, road closures, or other circumstances beyond our reasonable control. No refunds will be issued for events outside of MSSS's control.
11. Liability Waiver
Guests acknowledge that sewing, crafting, and use of communal tools involve inherent risks. By confirming this reservation, you agree that MSSS, its owners, and affiliates are not responsible for injury, loss, or damage to personal property during your stay. Guests assume all risks associated with the use of the facilities, equipment, and property.
12. Cleaning and Damages
The property will be inspected after check-out. Damages or missing items will be documented, and repair or replacement costs will be charged to the Group Coordinator’s payment method on file. Guests should leave the retreat tidy: dishes washed, trash gathered, and sewing areas cleared.
13. Communication
All official communication will occur through Reservations@MSSSanctuary.com and (816) 543-7687. Please review our Rates & Amenities page on our website for additional information regarding amenities, supplies, and retreat details.
14. Parking
On-site parking is available for standard passenger vehicles, SUVs, vans, and pickup trucks. Buses, RVs, and campers are not permitted. Guests agree to park only in designated areas. MSSS is not responsible for loss, theft, or damage to vehicles or their contents.
15. Agreement Acceptance
By submitting payment and confirming a reservation, the Group Coordinator acknowledges they have read, understood, and agreed to this Rental Agreement on behalf of all members of their group.
MSSS reserves the right to amend this Agreement and to modify rates or availability during the pre-opening phase. The version in effect at the time of booking applies to your stay. If any material changes affect a confirmed reservation, guests will be notified and may cancel or reschedule without penalty.
